We are flexible in our approach and adapt our services depending on the specific requirements of each project. Common to all projects is our desire to work closely with our clients and other consultants to produce considered and responsive architecture to meet the brief and budget. 


STAGE 0
Preparation

We like to meet you at the site to discuss your project in detail and understand your objectives. After this meeting we can issue our fee proposal.


Stage 1
BRIEF

During this stage, we will establish the detailed project brief with you and undertake some initial feasibility studies; normally this will include some outline sketch ideas.


STAGE 2
CONCEPT DESIGN

Based on the brief, we will develop some concept designs. Depending on the scope of works and context, one or two of these concepts might be developed into a pre-application planning advice submission to the local planning department.


Having agreed a scheme with you, the design will be developed in further detail and then submitted for planning permission. As well as the drawings, we can prepare the application forms and other documentation required for the submission. Normally a quantity surveyor will prepare a cost plan at the end of this stage.

STAGE 3
DEVELOPED DESIGN
 


During this stage, the proposal will be developed into a set of detailed drawings, schedules and a specification. This will involve close liaison with the other consultants. At the end of this stage building contractors can be invited to tender for the work.

STAGE 4
TECHNICAL DESIGN


During construction we can attend the site regularly to inspect the works and answer queries. On most projects, we can also act as your Contract Administrator, if needed.

STAGE 5
CONSTRUCTION
 


Once the construction is complete, we will discuss with you the ongoing maintenance requirements.
